An Energy Performance Certificate (EPC) is currently used to identify how energy efficient a property is.

Ranging from A to G, an EPC rating is valid for up to 10 years, and having one is a legal requirement. This means that property owners can be heavily fined if an EPC rating has not yet been administered on a property or if a previous rating has expired.

Since April 2018, all properties in England and Wales have needed a rating of E or above to be legally rented to tenants. Still, there have been ongoing talks about increasing this minimum requirement in the near future.

As of 2023, these plans have remained unfinalised, but many investors are keen to stay ahead of the curve preemptively.

If accepted, new regulations could see landlords that fail to upgrade their properties to at least a C rating seeing fines of up to £30,000 or higher.

The best way for investors to prepare for this is by future-proofing their current properties or purchasing new builds with the latest eco-friendly technologies.

Not only will this appeal to any potential tenants, but it will also help bring greater capital appreciation and a more lucrative exit strategy further down the line.

The Gateway

The centrepiece development of the ‘Pumpfields’ regeneration zone, The Gateway, is located right in the middle of one of the main arterial roads in the city – with one end connecting to Liverpool’s Central Business District and the other to its world-renowned waterfront.

From an onsite café and spa to multimedia and work-from-home spaces, The Gateway is packed with almost everything a tenant would ever need.

All units in The Gateway will have a guaranteed EPC rating of C or above, thanks to the range of cutting-edge technologies that make this a cost-effective, eco-friendly investment.

Eco-features Include:

  • PV Array Solar Panels
  • Air Source Heat Pump
  • Heat Insulation
  • Energy-Efficient LED Lighting
  • Mechanical Ventilation
  • Heat Recovery System

Due to these innovative eco-aspects, every unit in the Gateway will have a low service charge, high rental returns and, importantly, meet the new EPC for landlords regulations proposed by the government.
